Even with warehouse construction slowing down, the Philly region just landed a new lease for the biggest warehouse in South Jersey.

Performance Team, a Maersk-owned logistics company, has signed a lease for the region’s biggest warehouse — a massive 1.2 million-square-foot building in Cinnaminson, New Jersey. Known as the Box Park Logistics Center, the building is about the size of the Cherry Hill Mall and can expand to 1.5 million square feet.

“This project, in size alone, was a tremendous undertaking,” said Mark Glagola, Senior Vice President at Logistics Property Company, which owns the building. “We are grateful to the teams who worked on the project, including our general contractor, FCL, our brokerage team at Cushman & Wakefield, and Cinnaminson Township.”

Built in 2023, the warehouse features 40-foot ceilings, 215 dock doors, 216 trailer spots, and 549 car parking spaces. It’s also LEED certified for energy efficiency.

Performance Team will use the site for operations, transportation, and warehouse work, including conveyor and dispatch services.

“This new 1.2 million-square-foot facility in Cinnaminson marks a significant step in strengthening our logistics network in the Northeast,” said Jason Walker, Head of Maersk Contract Logistics, North America. “This location positions us closer to our customers and key transportation corridors, enabling faster, more efficient service while also creating meaningful job opportunities for the local community.”

The lease comes as construction of large warehouses has slowed. Still, a recent Cushman & Wakefield report showed that leasing activity in the Philly region is picking up—with a 23% rise last quarter. The region’s vacancy rate remains healthy at around 9%.

Burlington County has more than 53 million square feet of warehouse space, most of it close to major highways like I-95, I-295, and the New Jersey Turnpike.

While the average warehouse is around 300,000 square feet, big-box facilities like this are still drawing interest from major logistics players, especially close to key shipping routes and customer hubs.
